Home not selling in Pittsburgh

Home Not Selling in Pittsburgh? | Mike Pastor

When a Pittsburgh home sits, the cause is usually price compared with the competition, presentation, or marketing that is not reaching the right buyers. Changing those things, not just waiting or cutting the price again, is what changes the outcome. Mike Pastor, a REALTOR® with Realty ONE Group Landmark, helps Pittsburgh homeowners sell after their home didn’t.

If your home has been on the market longer than you expected, came off the market, or you are getting ready to try again, you are not alone. Here is what is happening in Pittsburgh, why homes stall, and what a real re-launch looks like.

What’s Happening in Pittsburgh Right Now

  • Nearly 1 in 3 homes came off the market without selling. Over the past year, 1,631 of 5,228 Pittsburgh homes listed for sale expired or were withdrawn at least once (31%).
  • A stall costs money. Homes that sold on their first listing got a median of 97.6% of their highest asking price. Homes that sold after coming off the market got a median of 92.4%. On a $265,000 asking price, that 5-point gap is about $13,800.
  • Most homes that come off stay off. Of the 1,631 homes that came off the market, 1,159 (71%) were still off the market at the end of the period. Only 233 had sold.

Why Homes Stall

Every home is different, but stalled listings usually come down to a few things:

  • Price versus the market. Buyers compare your home with every similar listing and recent sale. If yours looks like less value, they skip it. This is the most common reason a listing stalls.
  • Presentation. Most buyers decide from the photos whether to book a showing. Dark, cluttered, or outdated photos cost showings.
  • Exposure. A listing that only sits on the MLS and the big portals waits for buyers to find it. It does not go looking for them.
  • Access. Limited showing windows mean fewer buyers walk through.
  • Timing and momentum. A home gets the most attention in its first few weeks. Once it looks “stale,” buyers start to wonder what is wrong with it.

What Mike Pastor Does Differently With a Home That Didn’t Sell

When Mike takes over a listing that sat, he does not just put it back on the market. He runs it through the Mike Pastor Group’s listing re-launch program:

  • Revamp the marketing. New presentation, new positioning, and a fresh story for the home, so it does not look like the same listing coming back.
  • Target the buyers who are actually searching. Using the team’s AI tools platform, Mike identifies buyers who are actively looking for a home like yours and puts the home in front of them.
  • Execute a full re-launch. The relist is treated as a new launch, with a clear plan for price, timing, and marketing, not a repeat of what already happened.

Sold After It Didn’t Sell

  • Jen A., Pittsburgh. Jen’s home had not sold for 6 months. Mike ran it through the listing re-launch program, and the home sold in 5 days.
  • Donna L., Plum. Donna’s home was listed with another realtor in the area and was not selling. She cancelled the listing, Mike listed it for sale with fresh new marketing, and they got 6 offers in the first 3 days on the market.  The home sold for the same price that if was listed with the previous realtor.

Already Listed With Another Agent?

Your listing agreement is with your current agent’s brokerage, so the best first step is an honest conversation with your agent about what is and is not working. Read your agreement so you know its terms. If your listing has ended, or you have been released from it, Mike is happy to talk through your options.

Frequently Asked Questions

Why isn’t my house selling in Pittsburgh?

The most common reason is price compared with what buyers can see on the market right now. Presentation, online exposure, and how easy the home is to show come next. In Pittsburgh, 1,631 of 5,228 homes listed over the past year came off the market without selling at least once, so a stalled listing is common, and it is usually fixable.

Should I lower my price or take my house off the market?

It depends on what buyers are telling you. If you are getting showings but no offers, buyers are usually comparing your price with other homes. If you are getting few showings, the listing itself may not be reaching or convincing them. A price cut alone does not fix weak photos or narrow exposure, and taking a home off the market does not erase its history.

What happens when a listing expires in Pennsylvania?

The home comes off the market, and the listing agreement ends on its stated end date. Pennsylvania listing agreements cannot run longer than one year and cannot renew automatically. After it ends, you can relist with the same agent, hire a new agent, or wait. In Pittsburgh, 71% of homes that came off the market without selling were still off the market at the end of the period studied.

Can I change real estate agents while my house is listed?

Your listing agreement is a contract with your agent’s brokerage, so the answer depends on its terms. Start by reading your agreement, then talk with your agent and, if needed, their managing broker about a release. If you have questions about the contract itself, talk with a real estate attorney. This is general information, not legal advice.

Does taking my house off the market reset days on market?

Not in any way that matters to buyers. Most MLS systems keep a home’s listing history, and buyers’ agents can usually see prior listings and price changes. What buyers respond to is a real change: a sharper price, better presentation, and marketing that reaches the right buyers.

How do I relist my house so it actually sells?

Treat the relist as a new launch, not a repeat. Re-check the price against current sales, refresh the photos and description, and change how and where the home is marketed. Mike Pastor’s re-launch program rebuilds the marketing and targets buyers who are actively searching for a home like yours.
